Saving Money Doing a Private Sale

We were interested in doing a private sale of the building we owned where we had our business for years. However, I did not want for us to do it all alone. I wanted the ability to have it listed on websites, and to have a professional sign put up. However, I wanted those interested in buying the building to call me. Now, there is a caveat even to the calling me part.

A friend sold his house through a private sale. He was inundated with phone calls all hours of the day and night. Some people work third shift and were very interested. He would get calls in the middle of the night with an apology for calling so late. I wanted the calls to be filtered through a third party. I found all this through being able to list through a realty company but still keep it as a private sale.

Instead of having a Realtor handle everything, I got to do what I wanted to do. I just paid a flat fee for things such as the listing, sign and having an “appointment desk” handle the calls from agents and private parties that were interested in the building. I did not even have to show the building. I paid a fee for a lockbox service to let agents show their clients the building. It was very easy and stress free for us to do the sale of this building this way.

I had the best of both worlds. I maintained the private aspect of the sale process while still being able to have a professional sign, someone to take the calls and the lockbox service to let agents showing their clients inside the building even when I could not be there. It worked out really well, and the sale was done quickly.
